These are new development projects north of the Manatee River that are coming before Manatee County government.

  1. Robinson Gateway changes include a new hospital, but nix the movie theater.

  5. Construction plan changes for upcoming Rye Crossing subdivision.
  6. New North River Ranch Amenity Center planned.
  7. New North River Ranch subdivision phases planned for 280 homes.
  8. New Parrish Lakes subdivision phase of 135 homes preparing for construction.
  9. New Westover Estates subdivision with 163 lots nears construction.
  10. Artisan Lakes new internal turn lane construction starts in June.
  11. Spectrum Molds warehouse and office planned on US-41.

Changes to Robinson Gateway Development Plan

The original Robinson Gateway approval included 900,000 square feet of retail, 600,000 square feet of office, a 1,750 seat movie theater, 350 hotel rooms, and 542 residential units on the 288 acre site. A thirty-acre on-site community open space and 10% affordable housing were also included.

The owner is now seeking to amend the entitlements through an amendment to the Development of Regional Impact Ordinance, the Zoning Ordinance, and the General Development Plan. The 30-acre community park has been eliminated, due primarily to the reduced retail and office square footages. Affordable housing requirements have also been eliminated. Below is the new proposal…

Residential uses: 2,000 residential units (Multi-family; single family attached and detached; Build-for-Rent)
• Retail: 400,000 square feet
• General Office: 75,000 square feet
• Hotel Rooms: 250
• Hospital: 207 beds; six (6) story, with a helipad
• Surgery Center 52,361 square feet
• Medical-Dental Office: 170,000 square feet
• The relocation of the Florida Power & Light Company utility transmission corridor and easement area
