Construction at Seaire, the new master-planned community in Parrish, is hitting a major visual milestone. Recent aerial photographs reveal that water has officially been pumped into the community’s centerpiece: a sprawling 4-acre crystal lagoon.

While heavy equipment and active home construction still surround the shoreline, the bright blue water offers the most tangible glimpse yet of what the Metro Development Group project will look like when complete.

Located just off Carter Road and Moccasin Wallow Road, Seaire is slated to include thousands of homes starting in the $300s from builders like Lennar, Pulte, and Dream Finders. But the biggest draw for the greater Parrish community is that you don’t have to live in Seaire to swim there.

Like other Metro Lagoons in the Tampa Bay area, the Seaire lagoon will be open to the public through the purchase of day passes.

What to Expect: Amenities and Rentals
Once the dust settles and the doors open, the lagoon will operate as a full resort-style day club. According to the developer’s plans, visitors can expect sandy beaches, a swim-up bar, and a dedicated splash pad for younger children.
For those looking to upgrade their pool day, the facility will offer a wide array of rentals, including umbrellas, loungers, standard cabanas, and even “Aquabanas”—floating cabanas that sit directly on the water.
Water Slide?
Early concept renderings depict a water slide on the north side of the complex near Moccasin Wallow Road, terminating in a dedicated cove.

However, recent aerial photos show that this separate cove is missing from the current construction footprint. It remains unclear whether the slide was removed from the final design or if it will now empty directly into the main lagoon.

Projected Pricing: A Look at Southshore Bay
While official pricing for the Parrish location hasn’t been released, we can get an accurate preview by looking at Metro Lagoons’ nearby Southshore Bay location in Wimauma.
Access is typically broken down into standard admission and “Splash Pass” admission. The Splash Pass is required to access the in-water obstacle course, kayaks, and paddle boards. (While not explicitly stated yet, bumper boats will likely fall under this pass or require a separate rental fee). The children’s splash pad appears included with standard admission.
Here is what visitors can expect to pay for a day at the lagoon, based on current Wimauma rates:
Standard Day Ticket (No Splash Pass)
- Regular Entry: $28 to $40 (varies by day of the week)
- Late Entry (After 3 p.m.): $35 to $50
Day Ticket with Splash Pass
- Regular Entry: $40 to $55 (varies by day of the week)
- Late Entry (After 3 p.m.): $35 to $50
(Note: Pricing often fluctuates based on weekends, holidays, and seasonal demand).
Seaire represents a massive shift in local amenities for Parrish, alongside miles of planned eco-friendly trails, solar-powered streetlights, and a future commercial hub for retail and dining.
Until the gates officially open, residents will have to settle for the aerial views, but that bright blue water proves that Parrish’s very own beach day is just around the corner.
