Seaire, also known as the Parrish Lakes development, is a massive 3,465 home community currently under construction on the south side of Moccasin Wallow Road at Carter Road. We reported on the separate GDP (General Development Plan) Amendment and DRI (Development of Regional Impact) Amendment last week. Now they’re requesting a Comprehensive Plan Amendment as follows:
- Ord. No 10-11: Amend D.5.9.1.(1).a: Non-residential (office and commercial) uses shall be limited to a maximum of
750,000400,000 square feet and residential to3,4654,000 units (an increase of 535 units) - Ord. No. 10-11: Delete D.5.9.1.(2):
Maximum Development Potential for First Fiver Years. The
foregoing paragraph (1, Land Use) notwithstanding, until December 31, 2015 said property shall be further limited to 250,000 square feet of commercial and 900 single-family units and 600 multi-family units in order to maintain an acceptable level of service on the existing roadway network.
(2A – This condition is outdated and no longer applicable. The applicant seeks to eliminate it from the Specific Property Development Conditions) - Table 5-1 (Manatee County Peak Hour Level of Service Standards Twenty Year Roadway Requirements/Right-of-Way Needs): Text Amendment to remove “EE Road” from Table 5-1 and update Map 5-B (Future Traffic Circulation Functional Classification) map.
