The Manatee County Planning Commission held a public hearing on April 14th, 2022 and two items on the agenda brought plenty of citizens in opposition.
The first item was a new residential project called Twin Rivers Estates, which would rezone approximately 42-acres to bring 126 single-family homes. This is within the existing Twin Rivers community, which is nearly built out and surrounds the proposed project. The County streams the public hearings on YouTube and we’ve got the relevant parts queued up for you. Just click each link below to go directly to that part of the hearing video.
Twin Rivers Estates discussion begins at 31:00
The matter came to vote at 1:22:03 and ended with 3 votes for and 3 votes against, which means there was no recommendation from the Planning Commission. The matter now heads to the Manatee County Board of County Commissioner’s public hearing on May 5th, 2022. The case number is PLN2103-0122.

Next was an amendment to the general development plan of the Cross Creek community to add 15.2 acres with a 144 unit apartment complex. There was no shortage of residents letting the Planning Commission know why they didn’t want apartments there.
Discussion of the Cross Creek amendment begins at 1:39:48.
Citizen comments begin at 2:05:14.
One resident alleged that Mr. Beruff walked past her in the audience and said “This is stupid!” She brought this up in the beginning of her comments at 2:27:40. She’s likely referring to Carlos Beruff, the owner of Medallion Homes, which is developing the Cross Creek community.
The commission votes on the matter at 2:57:39. The motion passed unanimously and goes to the Manatee County Board of County Commissioner’s public hearing on May 5th, 2022. The case number is PLN2108-0120.
Both the Cross Creek and Twin Rivers communities are served by District 1 Manatee County Commissioner James Satcher. You can reach him at 941-745-3701 or james.satcher@mymanatee.org

The meeting for Crosscreek was not prepared as well as the twin rivers due to they had over a year to prepare, we just found out about the changes. We bought homes from medallion and were told other homes would be built not apartments. They won’t fit the area! We tried to give as much info to planning commission. They seemed to not care. It was like everyone on board and staff were against the residents of Crosscreek. It was set up to make us fail.
Carols owner doesn’t care about people it’s all business. He even offered to buy a residential home from a lady from Chelsea oaks and the whole room heard that. It is a type of conspiracy. This should not be allowed to happen to good tax paying citizens. The roads the school and traffic, it is not safe. We are going to have ongoing issues if this gets approved.
