Changes to Stonegate Preserve Community

The current development plan for Stonegate Preserve was approved in 2016 under PDMU-16-05(G). It consists of 791 residential units, a community center and a private school or daycare on 414.9 acres of land.

The side yard setbacks were approved at 7.5-feet and the applicant would like to change it to 5-feet. They would also like to change the 10-feet utility easement on the rear of the lots to a 5-feet easement to allow for standard pools with cages.

This community is also petitioning to establish the Stonegate Preserve Community Development District. The CDD petition will come before the Manatee County Board of County Commissioners at the May 5th, 2022 public hearing. See case # PLN2110-0080.


Proposed SM Ranch Community

SM Ranch is located on 252.4 acres, north of Canoe Creek Phase II, aka Canoe Creek Villas. The first phases of the project will consist of about 257 units. Residential development will be limited to the east side of the property with the west side of the project to be floodplain compensation. The entrance will be along Jim Davis Road and an additional access point to be permitted on Spencer Parrish Road.

The general development plan has recently been approved and the project is currently in construction plan review.

Coddington Phase II Final Plat

Coddington is the project name for the upcoming Rye Reserve community off Rye Road. It’s south of the Manatee River and across the street from Gene Witt Elementary School. This filing is for the final plat for phase 2, which is 252 lots. Phase 1 consists of 98 lots and is currently under construction.
