Description: The project includes the addition of 235 grass parking stalls, five asphalt stalls and 24 shell stone parking stalls to the existing Bayside Community Church off Moccasin Wallow Road (PID: 650600109) in Manatee County. Pervious pavement is also being proposed for drive aisles to assist with the curve number calculations. The existing Church and parking was approved back in 2021. The parking expansion will be built on the south side of the church. An existing wetland is present on site, but will not be impacted. Two stormwater ponds are proposed to treat and attenuate the south parking expansion. Utility construction is not proposed with this parking expansion project.
Development estimated to begin in December 2024 and be complete in September 2025.
Parrish Storage Expansion

Description: The Parrish Storage facility is a 3 acre site located at 12119 US Hwy 301 N., Parrish Florida, 34219 (PID 478700008). It is zoned PDC and contains 30,484 sf of air conditioned storage/office. It contains another 12,213 sf. of non – conditioned storage. The combined existing storage is 335 units of which 235 are air conditioned and another 100 are non-air conditioned. The site also contains a 24 seat restaurant on the site. The property was constructed in 2012 after being rezoned to PDC. It has a FLUC of Res-6 and lies within the Parrish Overlay District. It is served by public Water and sewer.
More recently, the property owner (Reed Properties, LLC) has purchased the 0.48 ac. adjoining property located at 6204 Bella Road, Parrish Fl. 34219 (PID 478400005). This property is located at the SW corner of the Parrish Storage property. The owner has recently submitted a demolition permit to allow the Parrish Fire Dept. to burn the house down. JP services will subsequently remove the remaining debris. The subject property is zoned VIL and is also within the RES-6 FLUC. It is also served by public water and sewer.
The owner would like to add an additional 102 storage units within an 18,000 sf 2 story building addition that occurs on both the existing site as well as the newly acquired site. The two buildings would be connected. The property improvements would also include additional parking, stormwater treatment and attenuation as well as piping of a portion of the drainage ditch currently located on the properties as seen in the attached Conceptual plan. The piping would utilize approximately 90 lf of 34” x 53” ERCP at a 0.2% slope. The invert elevation at the west end would be 38.8 and the discharge invert elevation at the east end of the pipe would be
38.2.
The required parking is 31 spaces. The project currently has 25 spaces and the proposed improvements would add an additional 8 spaces for a total of 33 parking spaces. Because of lunch and dinner time usage of the site for both eat in and carry out patrons often maximizes the usage of the parking lot, we believe additional parking spaces are warranted. The applicant requests a rezone from VIL to PDC to match the parent project.
